DL M&E were entrusted as the preferred partner to complete a full refurbishment for Wates Smartspace office in Warrington. Covering 6,600 sq. ft. over two floors, the project emphasised wellbeing and sustainability. Leveraging our experience in meeting Wates Smartspace high standards, we successfully completed the refurbishment within an 8-week timeline, ensuring the space was ready for staff occupancy.

The Sustainability aim for the project was to achieve an Energy Performance Certificate (EPC) rating of A+, which our team worked with other contractors to achieve the sustainability target.

The office fitout prioritised workplace wellbeing, incorporating dedicated spaces such as:

  • Recreational zones
  • Quiet reading areas
  • A multi-faith room
  • A walking workstation
  • 40-seat auditorium with video conferencing

Mechanical and plumbing installation works included installation of air conditioning , ventilation systems to all areas. As well as plumbing works to new tea point areas and WC.

Key installations included:

  • Full new install of Mitsubishi Air-Conditioning VRF Systems to all occupied areas.
  • New primary ventilation via Mitsubishi Lossnay units.
  • New Secondary Air Ventilation System installed to distribute the conditioned air.
  • New foil faced insulation installed to all primary and secondary air ductwork systems.
  • New dirty extract systems serving WC and tea point areas.
  • New domestic hot & cold water supplied installed to serve “free issue” sanitary ware and kitchen accessories.
  • New instantaneous Hot Water Taps installed in Tea Point Areas.

Electrical works included a full strip-out of small power, lighting, fire alarm, and data systems across both floors, while retaining and re-using certain elements where possible.

Key electrical works included:

  • Installation of new Trilux lighting.
  • Installation of Luceco emergency lighting.
  • A new lighting control system in the auditorium.
  • Primary containment for LV Power, ELV Cabling, Fire Alarm, and Air Conditioning pipework.
  • Surge protection for existing distribution boards.
  • Circuit protection device upgrades in line with BS7671 standards.
  • Installation of a new fire alarm panel and devices.
  • A new intercom system with DECT phone entry.
  • Upgraded meter and fuse for incoming electrical supply.

All works were successfully completed within the required 8-week timeframe, allowing staff to transition seamlessly into their modern, sustainable and efficient workspaces.
