The Public Sector Office in North East England was a refurbishment of a landlord CAT A fit-out to a CAT B to suit the Client's requirements, which involved extensive upgrades across 2 Wings of the ground floor office space (East & West), taking the total floor space to approximately 15,500 sqft.

The works comprised of a full M&E fit-out across one floor (2 Wings – East & West) of the building. Prior to commencing the fit-out works DL M&E completed the strip-out of all existing services which included some of the mechanical plant being retained for re-installation, which was incorporated into the DL M&E design, also utilising the existing Aurora lighting in some areas.

DL M&E carried out the full HVAC installation which included re-using the Samsung heat recovery air-conditioning system to provide heating & cooling, utilising some of the existing internal units supplemented with additional units to accommodate the CAT B fit-out and 2 no. Samsung new DX Split System installed within the Comm’s Room in East & West Wings. Due to the size of the floor spaces and limitations to the opening windows, the ventilation strategy was a mixture of mechanical and natural ventilation via openable windows which included a traffic light CO2 monitoring device across the whole floor space – again the existing Samsung ERV’s were supplemented with additional units to accommodate the CAT B fit-out. New extract systems were installed for the WC’s, Cleaners Cupboard, Tea Point and Printer areas. There was new mains cold water pipework to all outlets to each of the WC Areas and Tea Points that were equipped with local electric water heaters, also with Zip Taps installed in the Tea Points. All new sanitaryware installed in all WC areas.

The electrical works included 2 no. new 3 phase distribution boards, which were installed with new power distribution throughout the floor. New additional Aurora LED lighting installed to supplement the existing Aurora lighting with the Hytronik Lighting Control System to provide smart controls with the added energy efficiency functionally via presence detection and daylight dimming PIRs. The fire alarm system that was installed was an analogue addressable multi-zone c/w fully monitored automatic fire alarm control and indicator panel which also interfaced to all life safety systems. Due to the nature of the building, full new CCTV, Public address, Intruder Alarm, Public Affray, Access Control, and Induction Loop systems were installed. New comms rooms were constructed in each wing and were connected via fibre optic links, the comms rooms both contained data cabinets for both general and security data connections, all structured cabling was installed with cat6a cable to the RJ45 outlet point suppling the access control, CCTV cameras and wireless access points throughout the project.

This project transformed the ground floor office space to meet the operational needs of the Client's services, enhancing both mechanical and electrical infrastructure and ensuring a modern, efficient, and secure environment.
